Holly Springs Business Watch - An overview of economic development in Holly Springs
Southern Gateway Development News
- Shoppes at Holly Springs - The center opened in November 2007 and consists of a 175,000 square foot Super Wal-Mart and 43,000 square feet of other retail space with five out parcels. A state of the art McDonalds, Eagles Convenience Store/Car Wash/ Fuel Station and KFC/Taco Bell are open. Plans for a Firestone Auto Care Center are under review.
- Main Street Square - This 40-acres mixed use project is under construction at the south end of the NC55 Bypass and the intersection with Main Street featuring 90 townhouses, 17 single family homes, 172 apartments, 40,000 square feet of shops with office space above. - South Park Village Center - This Harris Teeter anchored center is located at the south end of the NC55 bypass/GB Alford Highway at the intersection with Avent Ferry Road. Holly Springs’ second Harris Teeter is open and several new businesses will be opening this fall including Il Forno Italian Restaurant and All Aboard Pizza (pizza and ice cream shop). Other tenants include Curves, an optometrist, Great Clips, LE Nails and a dentist office. Other businesses occupying outparcels include Chick-Fil-A, CVS, BB&T, Fidelity Bank, Burger King, AAA travel center, Wake County ABC store and SunTrust Bank. When complete the center will offer 223,000 square feet of retail and office space in a unique pedestrian friendly design with façade treatments reminiscent of Cameron Village.
- New Hill Place - Preliminary plans have been approved for a large scale retail center located at the NW corner of New Hill Road and GB Alford Highway. The plans include a Target store, movie theatre, bowling alley and many national retailers. New Hill Place is expected to be open in the spring/summer 2011. Check out www.kiterealty.com.
- Holly Springs Hospital - Novant Health filed an application with the State of North Carolina’s Certificate of Need process requesting approval to construct a 46 bed community hospital. The application was denied in favor of Wake Med receiving the allocation of beds. We are continuing our efforts to increase and improve access to healthcare in Holly Springs and SW Wake County.
- Hampton Inn and Suites - Hilton Hotels has received preliminary plan approval for a four story, 124 room hotel to be located between South Park Village Center and Shoppes at Holly Springs.
Other Commercial Development News
- Village Centre Shoppes at the NW corner of Holly Springs Road and Main Street is close to completion and will feature retail and service businesses.
- Pizza Hut/Wings has approved plans for a lot between Walgreens and Wendy’s on Main St.
- The Shoppes at Woodcreek featuring retail space on Sunset Lake Road just north of the intersection with Holly Springs Road has welcomed its first tenant: Edward Jones Investments.
- Sunset Tire and Lube is open for business in Phase II of Sunset Lake Commons. Plans for two other automobile related businesses are approved: Diamond Tire and O’Reilly Auto Parts
- Primrose Schools have approved plans for a location near Holly Glen on Avent Ferry Road.
Downtown Holly Springs
- A new public parking lot is under construction next to the United Methodist Church on Avent Ferry Road and Main Street improvements (sidewalks, lighting, benches, planters) are under way.
Novartis Vaccines and Diagnostics
Announced July 18, 2006 that Novartis would build a cell-based influenza vaccines manufacturing facility in the United States, the first in the nation with this new technology.

- This facility will be producing seasonal and pandemic flu vaccines.
- Novartis is pioneering this next-generation vaccine manufacturing technology which offers many advantages over traditional egg-based production, providing enhanced manufacturing control, and a reduction in production lead time.
- Local hiring is expected to create 350 jobs by 2013 including entry level, technicians, supervisors and management. Job postings can be found at www.novartisvaccines.com
- Novartis has over 150 full time employees on site and estimates hiring another 50 employees by the end of 2009.
- Three of the five buildings that comprise the facility are complete. FDA approval and licensing is scheduled for 2009 through 2011 with full production expected as early as 2012.
- The site encompasses 167 acres with roughly 70 acres being used for the first phase; plans for the facility represent 459,000 square feet of production, warehouse, maintenance and office buildings.
- Novartis has recently announced the location of their Global Tech Ops headquarters on this site in Holly Springs.
- Total capital investment for phase I is expected to be over $600 million and the 2009 tax value exceeds $225 million.
- During 2009 there were over 1,100 full time employees working at the site on a daily basis.
Growth
- In 2005, the Town issued 822 new home building permits, 796 in 2006 and 448 permits were issued in 2007. Three hundred (300) permits were issued in 2008 and we anticipate just under 200 new home building permits in 2009 plus 170 apartments.
- The first phase of the $22 million wastewater treatment plant expansion project is complete and installation of the first phase of a reclaimed water system is complete.
- Two new large subdivisions are under construction: Twelve Oaks (featuring an 18-hole Nicklaus design golf course) and Woodcreek offering a total of over 2000 homes.
- Holly Springs now boasts five traditional schools with three elementary schools, a middle school and one high school. Holly Springs High School and Holly Grove Elementary School are located at the corner of Avent Ferry Road and Cass Holt Road. Holly Grove Middle School will also share this campus and will open in June 2010 as our second middle school. The Community Partners Charter High School serves 9th through 12th grades.
- The Parks system continues to grow: the 90 acre Bass Lake Park and Retreat Center offers trails, rental boats and a facility that can be rented for functions; the 46-acre Womble Park is thriving with programs and activities; Veteran’s Park and the 25-acre Jones Park are open and linked by a trail system.
Road Projects
- Construction on the Western Wake Parkway (western section of the I-540 Outer Loop that will stretch from the NC 55 Bypass north connecting to I-40) is underway with completion expected by 2012. www.ncturnpike.org
- Construction of the extension of Green Oaks Parkway through the Holly Springs Business Park from Premier Drive to New Hill Road is underway and will be completed by the end of 2009.
