Review Descriptions

Rezoning/Zoning Map Change (REZ) Request to change the zoning of a parcel of property without the request for additional use or development standard restrictions by the owner of the property. Expected time for review: Approximately 43-50.

Conditional Use District/Permit expected time for review: Approximately 64-71 days.

Development Options (D0) - Request for projects utilizing Development Options for Residential Districts and for Architectural and Site Design Review for Multi-family Residential, Commercial/Mixed Use, or Industrial Districts. Expected time for review for Development Options: Approximately 99 – 106 days.

Development Plan (04-DP- ##) - Site Plan, Architectural, and Master Signage Plan requiring Planning Board Recommendation and Town Board Action. If for multi-family residential development corridor requires Planning or Master Plan Board/Recommendation and Town Board Action. If not, required review and final action by the Technical Review Committee. Expected time for review for Development Incentives: Approximately 99-106 days.

Major Subdivision or Master Plan (MAS) - Preliminary Plan/lot layout and street design, landscape plan, proposed right-of-way dedication, street cross-sections, park land dedication, master signage plan and preliminary deed restrictions requiring Planning Board Review/Recommendation and Town Board Action. Expected time for review: Approximately 64-71 days.

Planned Unit Development (PUD) - Request to rezone to the PUD District including Master Land Use Plan (Zoning Categories); Vehicular and Pedestrian Circulation Plan; Buffers, Open Space and Recreational Facilities Plan; Utilities Plan; Storm Drainage Plan; Phasing Plan; Soils Analysis; Slope Analysis; Hydrology Plan; Draft Covenants and deed restrictions requiring a Joint Public Hearing before the Planning Board and Town Board, Planning Board Recommendation and Town Board Action. Expected time for review: Approximately 98-105 days.

Special Exception Use (SEU) - Request to allow a specific Special Exception Use to be established in the Zoning District in which the land is classified including Site Plan and conformance with Specific Conditions set forth in the Unified Development Ordinance requiring Planning Board Review/Recommendation, Town Board Public Hearing under sworn testimony and Town Board Action. Expected time for review: Approximately 75-88 days.

UDO Permit (UP) - Request for a permit stating that the proposed erection, construction, enlargement or moving of a building or structure, and uses thereof, complies with the provisions of the Unified Development Ordinance. This permit is required for the alteration, change, placement, erection or location of any building, structure improvement, sign or use. Expected time for review: Approximately 5-10 business days, some permits require a 75-85 day review.  

Variance (VAR) - Request to propose a change of a specific Zoning Districts Development Standards due to specific conditions of the property or other practical difficulties or hardships. Requires Board of Adjustment review, Public Hearing and Action. Expected time for review: approximately 60 days.
